So you are looking for a great deal and want to live in Dr. Phillips but you don't think you can afford it, sometimes a good investment needs to be looked at from a birds eye view. Most buyers can find the best communities because everyone knows and talks about popular communities but have these well known subdivisions already hit their high point. Looking at the Dr. Phillips real estate market and prices under $350,000 Sand Lake Pointe and Sand Lake Cove stand out as a communities people really like and I can see why. Very peaceful place in the heart of Dr Phillips, but this past year driving through the Dr Phillips area I noticed a lot of activity going on in Bay Lakes at Granada. The typical home in Bay Lakes is a single story, three to four bedrooms with about 1,800 to 2,300 sq feet of living space. The activity I am seeing is recently purchased and some long time residents doing the renovations and upgrades, Im seeing some nice curb appeal. This to me is the first sign a community is turning over.
The setting in Bay Lakes at Granada is beautiful with tree covered streets, winding roads, tennis courts and some homes with nice size lots. Located east of Sand Lake and Apopka Vineland the area is great for people that like the close proximity to main toll roads, Disney attractions and the ever popular Restaurant Row" and the Award winning schools dont hurt. If your price range is $350,000 and under I would strongly suggest taking a look at Bay Lakes at Granada from a birds eye view of course. |

Buyers are still looking and purchasing |

Buyers are out there looking through homes in Central Florida's real estate market. TeamConnect work's in the Dr Phillips, Windermere, Orlando and Winter Garden communities and we have seen a drop in activity once school started but no where near last years decline at the same time. Just this past week we had a buyer that lost out on a home because of multiple offers and this morning I received a call from an agent that lost on a home in Windermere because of another offer coming in higher. Don't get me wrong it is still a very strong buyers market but to the surprise of many buyers just starting out the good homes priced attractive are going pending. There are not going to be any great big strides getting ourselves out of this housing crunch but more small subtle signs of recovery. The housing market came crashing down and will go up at a much slower pace. |

For years Dr Phillips real estate has enjoyed a high demand in home ownership but like most every other city and town nation wide Dr Phillips was hit by the downturn real estate market the past few years. The good news is this past Summer we are seeing some markets bottoming out and Dr Phillips is shaping up to be one of them.
Communities that were in high demand before a housing downturn are the communities that come back first. It's still a buyers market with very high inventory levels but there are deals out there, we know because we see them and looking at the pending and closed sales numbers the past few months other buyers are seeing them to. |
